This residential building in Méndez Álvaro is presented as an innovative residential solution that meets the contemporary housing needs in Madrid.
The project, consisting of 455 rental units, includes a large development with green areas, a swimming pool, and interior common areas that promote a community-oriented lifestyle.
The L-shaped floor plan distributes the apartments through a central corridor, combining 49% studio apartments and 42% one-bedroom units, with the remaining 9% allocated to two-bedroom apartments. This mix, predominantly featuring smaller units, directly aligns with the co-living typology. It contrasts smaller private spaces with extensive common areas, including a large lobby, co-working space, gym, yoga room, lounges, cinema room, game room, and sky lounge.
The complex, designed to optimize the number of units, comprises 14 above-ground floors and three basements. The building's volume is broken down into pieces of different scales by a double skin of micro-perforated sheet metal, adding dynamism to the architectural form and emphasizing the vertical axis of each section. This results in a composition of volumes that creates a sculptural presence in the urban fabric. The construction employs industrialized elements in both the construction phase and the design of the apartment components, such as the volumes designated for bathrooms.
This compositional play, combined with a Sate finish beneath the metal cladding, not only provides identity and texture to the building but also contributes to its energy efficiency.
