Inauguration of One Agora in Madrid

Originally designed as an icon of Madrid's architecture, the respectful renovation that transformed the former “Torres Ágora” into “One Ágora” has preserved its emblematic image while enhancing user well-being.

Last week, the "One Ágora" project was inaugurated in Madrid. With 16 floors, the building comprises 31,734 square meters primarily dedicated to office space.

The project, promoted by IBA Capital Partners and with L35 Architects responsible for its rehabilitation and interior renovation, focuses on improving accessibility and energy efficiency. These efforts are reflected in the attainment of LEED BD+C Core & Shell Gold, WELL Core Gold, WELL Health & Safety, WiredScore Gold, and SmartScore certifications.

Improving accessibility has been one of the fundamental pillars motivating this renovation, to the extent that it became the catalyst for other interventions carried out in the building. In the original design, it was necessary to overcome nearly three meters of height separating the sidewalk from the reception area via a long ramp, as it was entirely hidden and separated from the public way.

The incorporation of the new street-level access has not only improved accessibility but has also transformed the large blank wall of the parking area into the new representative face of the building. This intervention has paved the way for the creation of new communal spaces in the lobby, where an impressive grandstand connects the access level with the garden level. These new spaces include meeting rooms, a wellness room, a work café, and a restaurant that opens to the exterior, where a pleasant garden accompanies the building along its entire path.
